Greetings BP,
I have a month-to-month tenant in rural Montana that is getting nasty about me on Facebook after I properly served a no reason 30-day notice to not renew her month-to-month lease. (When she asked my reason via text I carefully just stated that I needed the property back.) I also included a notice regarding a family member of hers that had moved in that is not an authorized occupant, but she stated that the individual would vacate in a few days. It is my understanding that the CDC eviction moratorium does not apply in her case as if she doesn't vacate I will file for eviction due to hold-over tenancy, not non-payment. Also concerning the Governor's order, she via text message mentioned that she is working and therefore in my opinion cannot be "sheltering at home". I gave her a list of four local apartment complexes/villa complexes accepting applications, but she feels entitled to a "house", not an "apartment".
I'm not excited to make enemies in my small town, but her behavior in this is not surprising <wink, wink>. I have read both moratoriums carefully and do not see how they apply to her situation.
Any advice on this?

Yep, seller got 5k from Bank of America AND 400k in equity loans paid off with the sale. I’m still actually kind of impressed. Seller/foreclosuree(?) was in her late 70s so didn’t give a hoot about her credit score. We even got a little run-around at the local lumber yard during our remodel as she never paid them for the metal siding on our garage. Our town has a population of less than 3k so she was somewhat “well known”... for swindling.

Started out as a traditional sale, turned out seller had way more liens than they seemed to know about so had to get it approved as a short-sale. Then seller decided to hold out for cash-for-keys from the bank and we got it as a foreclosure. Kind of a wild ride for sure.

11 months. Granted the contract changed several times during that period, but 11 months from initial contract acceptance to closing. Considering we bought for 75k and after about 30k in improvements it appraises for 190k it was well worth it.
Infuriating though, I feel for ya.

Greetings landlords and investors. This is my first BP post. I just found out that the city council in my little town of 3k people is having a meeting tomorrow to make landlord registration mandatory and implement inspections. The council’s primary target is “slumlords”, but as I am fixing up my properties as quickly as financially and humanly possible I may get caught on a few things depending on what they use for their standards. Also, there will be a few involved which with 10 doors adds up and will make rent even more expensive. (Located in Deer Lodge, Montana)
My question: What can I show/say that might sway members to acknowledge that I am part of the solution, not part of the problem? Before/After photos of properties I’ve purchased? A page from my tax return that shows I didn’t 64k MORE than I earned fixing up properties last year?
