Thank you for your response Don. Do you know if the title insurance covers all kind of liens including voluntary and non voluntary? I have heard it covers only voluntary liens. Is there a way I can check if there are any liens on the property before bidding?

I’m interested in a property on auction.com. The seller(bank) is offering special warranty deed. Does anyone have experience buying from auction.com with this kind of deed? I want to make sure that I’m not buying anything with any previous liens on the property.
