Post: Should Seller replace the roof?

So, I get my inspection and my dad's opinion (I am currently within my due diligence period) and realize that the roof has had leaks and is nearing it's life expectancy. 

In my amendment for concerns I asked that the roof shingles be replaced along with the gutters.

Rationale:

1. The seller's disclosure revealed a leak in the roof

2. The home inspector notated a few displaced shingles in his report.

Does that sound like a deal breaker?

I can agree with your standpoint. It seems like the majority of multifamily homes are being morphed into the McMansion phenomenon in Atlanta. It's really hard to get into that. If I were to do that, I would go closer to West Midtown near Perry Blvd. But, I was hoping that with the Mercedes-Benz stadium that I would have a little luck with a possible student housing setup where I may rent out rooms since there are maybe 5 major universities and 2 community colleges in the city.

@Ambria Maxwell I like the area for investors, but I would not buy a condo over there.  Condos are a different animal.  If someone throws up another couple of apt/condo buildings or the market softens you'll see why condos are so risky.  In areas where land is more expensive, it's less risk.  That's not the case in SW Atlanta.  There's lots of room for large multifamily.

I would see if you can find a nice house to share with friends.  Your return will be MUCH greater with a fraction of the risk.

As far as a place to live, condos are great.  It's a simple life.  

PS - I've owned a condo for 15 years in Smyrna.  It's barely made any money.  That's hard to do in Atlanta real estate.

You do understand that you have to start in yuck to earn a buck? But, which ones, I tried for three different ones near MLK and West End Mall. I think that it's a great opportunity, as a matter of fact, the condos are only on the market for about 5-10 days before they go under contract. I know that's a positive sign. Most of the people in the building are tenants (college students, like your friends). You can rent rooms or you can rent the entire apartment.

Initially, my primary residence (I actually go to GSU) while renting out a room...but eventually investment of the entire owned space. I actually do want to go for a position on the HOA board. What are the hurdles that you speak of?

Hello fellow BP investors/learners,

I am interested in purchasing a condo in the West End, just south of Morehouse College. I know, trust me, I know. But, I'm thinking if Edgewood Rd, Glenwood Rd, Perry Blvd and Moreland Ave can turn around in the way that it has...well... West End has to be next. It's just south of West Midtown, west of Downtown, and 5 minutes away from the Mercedes-Benz Stadium (not to mention our new Atlanta United soccer team). Let me know your thoughts!

Hello everyone. My name is Ambria Maxwell. I am a licensed agent in the State of Georgia. I am looking to start investing in multi-family residential rental properties around Metro Atlanta (I-285). I have access to a lot of information being an agent. But, a wise person that knows anything knows that s/he knows nothing at all. Being so, I am looking to learn more about investing in rental properties and starting a property management company. 

Some of the questions that I currently have are:

  1. If you have multiple locations that aren't in close proximity, what methods are you using to collect rent (website, in-home dropbox, etc.)?
  2. If you have incorporated your property management business and your portfolio includes your own properties...how are you separating the revenues from your rental properties and property management company?
