Sorry, let me clarify.
I have someone to give me the private money. They have never done a PM deal like this and neither have I. I need a basic private money lending template that I can customize to put our info in so that we can sign it and she will transfer the funds I need.

Hey BP'ers - I have the properties, I have the funding, now I need the template. What forms do you use when securing private money? Can you drop a link?
I am getting ready to make an offer on two properties - if my PM comes through like I think it will. I know I can do this full-time and scale, but my question is, how are you organized? Do you have a set schedule of what you do when? Or, do you have a checklist of sorts that you use? I'd love to learn more about some of the veteran's routines and processes that makes this a doable thing on a daily basis.
**Edited to add: these will be my first two investments. Just waiting on money.**

Hey there BP Community!
I am actively looking for a part-time position in the field that will beef up my W2 income while also giving me some boots-on-the-ground while I build my portfolio. Perks about me: I've been self-employed for 20 years, so you don't have to micromanage me. I definitely get my work done. I also own two businesses, both of which I have a mostly passive role in now, so I get the hardship of finding team members who will do a good job. I need to be remote, though I'll travel as needed for special projects. My businesses are in Vegas, my properties are in Oklahoma, and my boyfriend is in South Carolina so I am no stranger to working on the go.
If you've got something, please send it my way! I am completely open to all possibilities that make sense and have a cacophony of skills I've picked up along the way, from streamlining to SOP's to just being charismatic when and where appropriate.
I am currently visiting the market I know for sure I want to buy my first property in. Aside from driving the neighborhoods I'm considering at different times during the day, and meeting with my real estate agent, what else should I do during my short time here before I begin long-distance investing?
I have several businesses and know I'll eventually get an LLC for my real estate portfolio, but is it really necessary to have the LLC in place for the first purchase or can I move my properties into the LLC after the fact?

You mean to say I can get 75% of the rental income value back to repay basically myself so I can pay off the loan or second mortgage?

No, not for personal home.
Specifically asking about the refi on the rental property - the concern is if I can refi a property if they are going to use the same criteria that the HELOC lender is trying to use.

I am fairly confident I could get the money outside of a HELOC - what I'm worried about is the ability to refi it later if a bank is going to use the same criteria currently that's shortchanging me for my initial HELOC loan, and that I won't be able to pay off my creative financing lender in time.
