This is completely your fault. You let this person live rent free because you didn't charge them any money. you have a signed contract stating they have to pay nothing for rent. Then you let it continue for 11 months. Let them have their last month and send them on their way. 

Hire someone that only gets paid when you collect rent. They'll make sure you get paid. Check to make sure your employees aren't stealing from you. You're an easy target. You aren't minding the till and you don't have anyone else doing it either. 

This is not the tenant's fault. If my landlord sent me a bill that said my rent was $0  I wouldn't pay either and I return wallets with the cash still inside. You can't fault someone for not giving you money when you didn't ask for. 

Seriously if you mortgage lender sends you a bill that has a zero balance are you just going to pay them anyway?

The sheriff sale is run by a governmental agency in Philly. Of course it's corrupt.

Hi Guys,

Thanks to both of you for your replies. I talked to the other mortgage guy and he said what you said, fees are about the same across lenders.

He also said that my cash out of pocket could be way less than that. The supplental orgination, and all hud fees can be finace into the mortgage. With sellers assist and all rehab fees financed its more like 8k to 9k in closing cost without lender credits.

My husband and I just had our offer accepted for a triplex. We are attempting to use a 203k. We got our first closing cost estimate and we were blown away by the freaking closing costs. 20K before rolling in our UFMIP

That seems crazy high to me. I was thinking 6% plus another 1,000 for consultant fees. 

We asked for and received %6  sellers assist but the fees still seem high. Anything we can do? do this look about right?

We have another lender we are talking to and we are waiting for him to get back to us.

Hey everyone, 

I'm planning on buying property at Philadelphia tax lien/tax delinquent sheriff sales. I know that a title company won't touch a tax sale property for at least a year, but will they insure at all? I've been reading the forum and some people have said that the only real option is an action to quiet the title. 

Has anyone been able to get a tax sale property insured without waiting 21 years or quieting the title?
