Square footage tends to have a better impact than a garage. Price per square footage does not include garages so I'd just take that into consideration.

Completion of my rehab was delayed 4 weeks due to ONE CABINET being delayed. I'm here to see if anyone has suggestions in case this happens to me again...

FEMA flood map is going to be your best friend. Also, disclosures when available can tell you a lot as well. Even better, get a great contractor who can see signs of flooding. On-market homes usually have some type of disclosures and knowledge about the condition of the property. BUT if you're going to be buying off-market, having someone who will be able to tell you without a doubt whether or not a house has flooded or had water damage then get yourself a great contractor. I am always more than happy to make a recommendation of a contractor I have personally used. Please let me know if you're in search of someone and I'll forward that info along.

Also, just because a house is not in a flood zone, does NOT mean it has not flooded. I just previewed a house recently that definitely had signs of flood damage and I'm pretty sure it was not in a designated flood zone.

I'm an agent here in Houston. I'd love to talk to you more about the multi-family opportunities there are here. There are a lot of different pockets in and around Houston that are also really great for rentals in general with great cashflow potential. Very interesting question though! I'm a newer agent myself with eXp Realty. I never thought to align myself with wholesalers. In fact, I got my license to avoid having to go through wholesale! Good luck! I'll be following this post. I'm very curious to see what kind of advice you get :)
