I have been wondering why this property has been on the market for so long. How do you go about finding out if it's legal or not? Pull the permits records from the city?

@Bjorn Ahlblad thanks for your response! I might have been a bit more conservative on the rent. Some units in the neighborhood seem to rent for 1600-1700 and more so that would help with the cash-flow. However, I’m a litttle uncertain about the estimation of maintenance and capEx. Currently I have them at 10% each (or $600 total). Is that too little or too much? It’s hard for me to tell. The property was built in 1905 but has been renovated recently and doesn’t look like it needs much rehab.

I will be relocating to Washington State for work later this summer and considering living in the Everett area. I am looking to get a start in REI through house hacking first to learn the ropes and get my feet wet. My goal is to achieve financial freedom by generating passive income through REI and my current interest is in multifamily properties. I have done quite bit of research, read a few REI books, listened to podcasts, and it's time for me to start taking action. I'm eager to get started in this journey and would appreciate any insights on investing in the area (particularly in multifamily), meetups to attend, etc. I'm also looking for recommendations for a real estate agent, preferably one who is investor themselves and have a good knowledge and understanding of the area and market.
