My wife makes a simple solution of warm water and baking powder (think arm &hammer) to clean the litter box. Previous off the shelf cleaners could not get the smell out of the plastic pan. Try it out, it's cheap and easy. It's also not harsh on most surfaces. Good luck!

Thanks for sharing so far. As a newbie myself, I have a couple of questions for you.
If your initial budget is $100 for advertising, how much capital are you devoting to wholesaling?
Other than bandit signs, how will you drive traffic to your site?
Do you already have a buyers list? If so, how did you go about building it? What information did you gather from the buyer? (i.e. cash/finance buyer, type of properties, etc)

Hi BP community! My name is Andrew and I'm an aspiring RE rehabber/investor. I'm currently in the military and stationed near the largest Army post, Ft. Bragg, NC. Not many active investors on BP from the Fayetteville area. Just as I was starting to build me REI network here, I received orders to move....
I will be moving to Washington, DC within a few months and am willing to partner with an active investor/rehabber and buy the property upon completion. I hope that a deal like this will both provide me with an experienced mentor, but serve as a win-win to all parties.
PM me if there is anyone out there willing to do a deal with a qualified owner/occupant!
