I noticed it lists the labor for installing a new window to be $750-$1100 in the book on estimating rehab costs. I assume that must be a typo? Is it supposed to be $75-$110?

Overall, I don't think you've done as bad as it sounds like you may be thinking you have. You have the equity, even if the cash flow isn't the greatest. Especially if you BRRRR'd most of them so you didn't need to invest a ton of money. If that's the case, then your COC may actually be great. But selling off the worse performing ones so that you can invest the equity into something else is a good way to increase returns.
