@Thomas Fosnaugh, I'm a member of Landlords of Linn County, but I don't see forms with dollar amounts on their website. I looked at all the Move-In/Out and Security Deposit forms, but they all just have blanks where you can enter an amount. Where did you get one with dollar amounts?

How do people handle deposits when a tenant leave behind a dirty unit when they move out? Do you withhold anything for cleaning, or just figure it's part of turnover? If you do withhold some of the deposit, how do you determine what a fair value to charge is? What should be withheld if, for example, the refrigerator is dirty, or the cabinets aren't wiped out, or the carpets aren't vacuumed?
I know the rules vary by state, but I've not been able to find anything specifically about this for Iowa.

Anyone have recommendations of a carpenter or handyman in Cedar Rapids, Iowa that can replace some boards on a garage? I was planning to scrape and paint it myself, but after starting realized the fascia and some of the wood siding is going bad. Haven't decided if I'll still do the painting or hire that out too if you have any recommendations of painters as well, or someone that can do both.

Thanks for the advice guys! I ended up buying a new one. Seems a shame since the existing one was only 2 years old, but decided it was simpler and probably not much more expensive since dishwashers don't cost that much.

Does anyone have recommendations of good people for appliance repair? Currently, my issue is with a dishwasher that's not working. Seems like a lot of places want $60-$90 just to show up and take a look which seems kind of ridiculous. Is that typical?
