I have two condos also, one is fine and great but another one is a problem. Depends on how many special assessments heating system, plumbing, roofing repairs are needed. In that case assessments keep increasing, I have to vollunteer for HOA because nobody else except 1 more guy, wants to and it is a 10-unit building. I have it rented to a same tenant for 12 years. The other drawback was that the HOA wanted to ban renting untill HOA members were in financial trouble and wanted to rent their own units and moved in with mom and dad. Condos were that hardest hit and obviously you will make great numbers. SFHs and multis have been appreciating for a while but condos are still a good opportunity except unless you face above problems.

I have grown into 8 properties with 10 tenants with no LLC/umbrella insurance. All properties carry a regular home insurance/property insurance though. Any thoughts please.

I have four existing mortgages and am looking for a fifth one.  Anyone knows any lenders who will be able to finance a 5th mortgaged property.  Currently I have 8 properties out of which, 4 have mortgages.

I have 8 properties, 4 of which have a mortgage on them.  I am looking for a fifth mortgage to buy my next property.  My previous lenders are not responding favorably, maybe they do not do more than 4 mortgages.  Does any one know of reputable lenders who can help me at a decent interest rate.  I and my wife have rental incomes from all these rentals and also have two W 2 incomes.  Any input will be appreciated.

Post: 5 Day notice Illinois

In Cook County, it is best to hand over the notice to the tenant even if you have yo hire a processor.  I had 5-day notice service contested because it was served to a roommate who said that he lives there.  It was also signed for by him via certified mail.  I won the case but all this added two-three months to the case which is ehat they wanted to do.

Crime was dangerous drugs large amounts.  Prison time was a few years which he is completing.
