My ultimate goal is to be a full-time Agent in Kansas City, working in the residential market helping people buy, sell, and invest in property. I would also like to learn more about investing and grow my portfolio.

So right now I am looking for basically an office job consisting of phone calls/computer work. I have the 24/7 availability and flexibility to work remotely, besides the occasional weekend hike where I might be without cell service for an hour or two.

I have minimal experience but I want to work and learn as much as I can to help me become a better Agent AND Investor!

What type of development companies, REITs? If that is office type work that may be a good thing for me to look into.

I'm looking for a job in Real Estate that is 100% remote!

Virtual assistant's, transaction coordinators, and??? Any one working in a remote role already that could shed some insight into the jobs and the work that is involved?

I will be moving back to the Kansas City, KS area in the near future so it would be awesome to connect with some one in that area.

Any tips would be super helpful!

Never followed up here but I went with ReeceNichols to hold my Real Estate license! I chose them mostly for their training options and programs! I also really liked that they have offices all over the KC Metro that I can use at my convenience. I really felt like they cared about me as a person and an Agent, not just another name on the wall. Since I will be out of state for a while, my license is being held within their referral program until I am ready to work full-time in KC! I can't wait to officially be part of the ReeceNichols Team!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $143,500
Cash invested: $7,175

My first house purchase. House hacked by renting out a bedroom to my friend.

What made you interested in investing in this type of deal?

House-haking made it a cheaper option than renting!

How did you find this deal and how did you negotiate it?

I knew nothing about real estate at the time, went searching on Zillow and clicked on the first Realtor that came up. I got lucky and he knew exactly how to negotiate on my behalf.

How did you finance this deal?

Owner-occupied conventional loan and used the cash I had saved up from my W-2 job for my closing costs and down payment.

How did you add value to the deal?

Over the couple years of living in the property I remodeled both bathrooms, replaced the roof, and properly maintained the home.

What was the outcome?

I bought a terrific home at fair-market value. I was able to save money by collecting rent from my friend rather than have to pay rent to an apartment complex.

Lessons learned? Challenges?

This was my first real estate experience and I got a glimpse of what the entire process entailed from beginning to end.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Tom White, Realtor with Boulevard Realty
Cameron Hooten, Chief Inspector with CPI Inspectors
Jeff Lucas, Lender with Commerce Bank
Brian Dillon, Inspector and Treatment with Dog Gone Mold, Inc.
Michael Smith, Property Manager with Renters Warehouse
Ben Gilmore, Insurance Agent with GrainBelt Insurance, LLC

I've interviewed with a couple brokerages and I will definitely choose one with multiple training options. I look forward to meeting people! Thanks for reaching out!

Hello all!

I am ready to get my Kansas real estate license and further my investing journey! Any tips on working as an independent contractor instead of starting as an active salesperson? And what an inexperienced agent would want to look for while deciding between brokerages?!

Any advice helps!
