Hi Kenan - I'd been interested in seeing what kinds of properties you have and what the margins are like. I'm in the Atlanta area, so not at all familiar with the TN market. You can send me a PM when you get a minute. Thanks!

An on-demand coach is the way I would go. You will have many questions along the way and having someone you can speak with throughout the project and on future flips would be invaluable.

Love this idea of using business credit card to fund the rehab! No draw fees, no work-done inspections and no waiting to get reimbursed!

Just to clarify, when you say use 0% interest business credit cards to fund flips, are you referring to the renovation cost or the actual purchase?
Great question! When I mention using 0% interest business credit cards to fund flips, I’m referring to the renovation costs, not the actual purchase of the property. This is a strategy to help you cover expenses like materials, labor, and other rehab costs without putting your personal credit at risk. You can use business credit cards to keep your cash flow flexible and avoid high-interest loans, allowing you to focus on scaling your business. For the property purchase itself, investors typically use a traditional loan or private financing, while business credit cards handle the renovation. This helps keep your personal credit intact while funding your deals efficiently.

Fantastic advice! Especially #9. I'm in the Atlanta market, and with hard money loan fees and agent fees (5.5%), I've found it extremely challenging to find a profitable flip. Any advice on different ways to fund a flip and find a flip?? Wholesalers? Foreclosure lists?
Thank you!

Another great post! Thank you!! I always like to use polished nickel for its warmth, shine and timeless appeal. I will certainly being giving champagne bronze a try now too.

Beautiful design! Love seeing this. I love how you mixed the metals too. And no gray lol. I did a recent flip with much warmer colors, actually used SW Creamy on the walls, and the house sold in 5 days.

Well actually Sherwin-Williams has both those exact colors, Pure White and Alabaster. If I were to choose between those two for those walls, I would go with Alabaster, which is slightly warmer and darker. Also Pure White can tend to look “dirty” in rooms with less natural light.
If you are looking for other paint colors from different brands I’d be happy to give suggestions.
