Richard, I see the most beautiful homes in Augusta, so much great architecture there.
Is Augusta growing? What's the draw there? Do a lot people rent out their homes during the Masters?

Of course you can make that kind of money but it really depends on how much money and time you want to put into the project. In October I sold a house to an out of town investor for about $50k. They put about $60k into it and we are about to list it for $150k, so they’ll have a decent profit when it’s all said and done. 

Keep in mind this investor has a partner here in Macon who also oversees the construction projects. I’m sure they have some sort of deal where the profits are either split or rolled into the next project. 

So, yes there is money to be made flipping homes down here, but it takes some work and knowledge to do it right. 
Thanks Cody. I have the time and some funds set aside for this.  I love that I could something for around $110K total. Do these homes sit on the market longer? Is there any advantage to doing something a little more expensive but perhaps in a better area?

yes, there's a macon REI and middle GA REI FB group. Wholesalers post there regularly and lots of contractor recommendations.

@Michael Dumler Thank you! I think that is where I’m struggling…picking a market. I’m in the Cumming area, so I’m most familiar with it. But prices are very high. North Ga the same. If I’m looking for off-market deals, how do I go about that?

Hi All, 

A new investor here looking for my first property to flip. I have been looking in Athens, Augusta, Macon, Calhoun and North GA. Would like to stay outside the metro area.

Ideally an area that's growing in population and homes are in the 200-300k range.

Would appreciate any advice.

Post: General Contractor or Architect

I think you need to find a general contractor first. They should be able to determine load bearing walls, etc so that you know what needs to stay and what can go. Then they can give you a good idea of the renovation costs. An architect will only be able to draw and design floor plans, elevations, etc. They typically don't know about construction costs.
