I have a potential rent to own/lease option "buyer" that I am trying to put in a property. My one rental property I have right now is rented. How can I quickly obtain another property to rent to them without having to go through a full purchase, but be able to make a decent income in the end? I might be over thinking the process. Let me know if you have any ideas on how to make this work for both of us.

No you do not have to return it. Look at it as liquidated damages. Just write up an amendment stating why he is not getting the deposit back and have both parties sign.

Hey everyone!

Here is my dilemma, I have about 10 years of RE experience as a licensed agent in NE Georgia. I am just starting on the investing side of the business.

When the economy tanked I had to switch from RE full time to getting a full time JOB. Well this FT job has me working roughly 50-60 hours a week at this point. I am more than ready to switch to investing full time. I know I can not just jump over to the investing side because of my lack of savings. I have a great grasp of construction and real estate in general. I am wanting to start wholesaling and fix and flips. I am hoping for some advice on how to be able to start with roughly 2 hours a day to devote to learning and training in investing.

I really need to find a good mentor in the area and someone willing to show me the ropes. I am confident I can crawl, walk, run quickly once I am exposed to the general daily tasks. Please feel free to throw out advice on what might be good for me to do on a daily basis, besides studying, and learning the business. I am ready to dive deeper.

If anyone knows someone in this area willing to help. I am more than willing to be a bird dog or assistant as I am able to help someone if they are willing to invest in me.
