My agent told me that wholesalers won't agree to use my title company, even when I am paying for the title policy and all closing costs. Today, I find out that the wholesaler's title company hasn't even touched my purchase contract, and we opened title a week ago - no title policy, no survey, no elevation certificate. I'm livid, since we are supposed to close in 7 days. I've never had to wait more than 48 hours to have all of this at least ordered with my preferred company.
So, my question is: is it so impossible to use my own title company? and why?
I've already asked, and they will do assignment contracts and charge the discounted investor rates.

I'm about to purchase a country home with a septic system. I have no experience with this sort of plumbing, so looking for pro-tips. What do I need to know/look for when purchasing a home with a septic system? What kind of care and maintenance is required? Finally, are there any tenant nightmare scenarios I should know about and tips to avoid them?

Hi there,
Planning to try my hand at door knocking some NODs this week. I'm seeing a bunch of tips on what to say, when to knock, how to dress, etc. But my question is: what happens if you find someone willing to sell. Now what?
I know this sounds ridiculous, but I really don't know. If the house is pre-foreclosure, do I need to call their bank? Or do they? How would the purchase process go from there? I am a (new) Realtor... Would the purchase be just like any other or would it be considered a short sale? Any guidance would be very appreciated!

@Michael Henry: Yes, I've just started looking to see what's out there. 6 months seems super fast. How would you recommend attaining this goal? I plan to contact some wholesalers to try to find better deals, because I'm not seeing a big enough spread on the MLS for properties closer to where I live.
@Shawn Ackerman I did read @Jorge Ruiz's post, but I must admit I don't think I understood it completely. Is there even a such thing as move-in ready AND at 70% ARV? If there aren't any repairs, than why would it be sold so far below value? Maybe short sale?? I'm sorry... I really am green, and just feel like there is so much I don't know.

Thank you all! So, what I'm getting is that with my current finances, it would be best to go with hard mkney/private money. We did get approved for up to $125k financed through our hard money lender.
I do see the opportunity for a savvy investor to pick up some deals. But given the disastrous state of Houston right now...what would be the best method of approaching homeowners about selling? I have failed drastically at direct mailing in the past and don't know much about how else to market...
