I agree that Timothy is the BEST! I’m not looking for something where the wholesaler won’t get paid! They will and should get paid for their efforts! I just see most that don’t want anyone but themselves to be paid! Thanks for your advise!

Would like to get on buyer list for a couple of REASONABLE wholesalers, who use accurate (not inflated) comps and accurate estimates of repairs. I will run my own comps and bring my contractor to estimate repairs, so please don't waste my time (or yours) with garbage. I'm very easy to work with, really, but I'm a serious investor and tired of "players" in the wholesaling arena. If you are willing to share names of reasonable wholesalers in the Galveston County area, I'd prefer recommendations to sales pitches, but will also considers wholesalers who would care to send me what they've got. TIA!

Thank you, Brooke! Purchase price=$280,000 (loan=$290K b/c VA). Initial appraisal=$340K. We have fully updated the master bath and bedroom since purchase, so should appraise for more. We are going to add new Hardy siding before we try to get money for additional rehab (so before the house would be appraised by a lender again). We purchased at end of December 2018. Given all of that, do you have additional thoughts/suggestions?

We moved to TX and purchased a house to live in, rehab and sell. Used VA loan, just like we have on our last 3 houses (but in TN). We intended to cash out refinance/get a HELOC, something, to utilize the built in equity, since our loan was for $290k (includes the $10k upcharge the VA requires) and the appraisal was for $340K. The house was very outdated/distressed when we bought it and we've already rehabbed completely the master bedroom and master bath, so we think we'd get a higher appraisal already. We've now discovered that TX is the ONLY state where you can't cash-out refinance a VA loan!! We really want to get moving on this house, get it fully rehabbed and on the market, but we need money! Any reasonable suggestions are MUCH appreciated!
