 Hi Sean,

Thanks for reaching out.  I'm fairly open right now to either rentals or flips.  I think a flip would require a lot more time and attention from me right now, but perhaps I could swing that.  A rental would be ideal from a time-commitment standpoint, but at the same time, investing cash into a long-term asset would limit my ability to buy more and more quickly.  So, I'm torn.  What I do know, however, is that I need to better understand all of my financing options before I make a decision.  I'd also like to know how successful investors manage a renovation/flip (contractors, timelines & quick sale).  The thought of a flip seems a little over my head right now (but so did investing at all a year ago), but the quick payout is really appealing.  

Curious to know if you or anyone else have any advice for someone like me and also curious what makes the northern Cincinnati suburbs so competitive.  And one more thing while I have you - from your experience, what Cincinnati neighborhoods would you recommend a novice investor take a look at for entry-level flips or good quality long-term rentals?  

This is probably more than you bargained for when you introduced yourself.  :) But any advice you can offer is greatly appreciated!

 Thanks, Craig.  I'm focusing my search right now on some neighborhoods around Dayton and some of the northern Cincinnati neighborhoods.  I'm open to other areas, but right now I'm really focused on making the right connections with people who can help.  I'm meeting with a great realtor this week to see what she is seeing in the rental market in Cincinnati and Dayton.

Hello BP!  My name is Andie and I'm a new investor in the greater Cincinnati area.  I have been on BP for a year now, just observing and learning.  But, I'm finally ready to reach out and introduce myself.  I am hoping to learn a lot more from the investor community near me and beyond and begin connecting with other investors and RE professionals.  And, I'm hoping that through overcoming my social networking apprehension by finally introducing myself, I'm putting myself one step closer to building a great network of resources and friends and shortly thereafter, buying my first property.
