Hi everyone, my wife is retiring next year and we hadn't considered Delaware (we're currrently in Princeton Jct, NJ) till a few weeks ago when we were supposed to visit some friends in Lewes, DE. Would love to connect with those of you who are in that market. We'd be looking for a smaller cottage, preferably not too far from a large body of water, ideally sub $200k. I'd love to be able to find a small lot, put in a modular tinier home and be all set.

HI Everyone, we're preparing to sell our current home. I have a few private parties expressing interest, showed it to 1 prospect already & he's applying for a mortgage.
I'd prefer to NOT have to pay a seller's commission, but just in case, does anyone have experience with like redfin etc? I have several agents offering 5% comm (vs more common 6%), and it looks like redfin is 1%+ buyers comm of 3%= 4%, so it doesn't look like a massive savings or am I not understanding their structure properly?

HI Mike, we're in kind of a similar situation. Started out looking at condos under $250k, but I always preferred a small SFH (which I was going to cap at $300k), but neither of these choices would work well to househack, so now we're looking at 2-4 fam (preferably under $400k). If you're open to the condo idea,I'd suggest looking at South Norwalk (SoNo). Now that we're looking at 2-4 MFH househack, it gets tougher bc we'd live in it. Westchester properties tend to be OLD and unlike you who can spend $1mil, we're nowhere close to that spend, so it's been very hard. If you're NOT going to live in it and must stay in Westchester, look at Verplanck. The numbers work there. Good luck with your search.

Quick update: we made an offer on Fairfield property & the offer is basically dead (at the moment), seller is refusing to drop below $360k ($5k below current ask), so I'll circle back in a few weeks to see if they've decided to finally get with the program and sell (vs getting foreclosed).
Came across another very compelling unit, but there are already 6 offers (of which at least 1 is full ask), so not likely to be able to get that one.
Working on getting our home on the market (we're delaying till 3rd week in May when our daughter finds out if she will be doing clinical rotations in Philly area hospitals - she's finishing up 2nd year medical school).

Welcome Jason, We're looking at 2-4 unit homes in the area as well, though initially we're looking at most likely 2 unit to househack. Good luck!
