Regarding the non maintenance of the yard, you may want to contact codes compliance in Hampton, which usually takes a phone call or completing the web form. If you have time, check the public records for the actual owners address and send him the same letter you are sending to the property management company, hopefully the address on the tax records are different from the address of the property.

If he is willing to give you all the documents that you listed, without pulling his credit, I would just verify the documents. I think his concern would be an inquiry affecting his credit score, and the lender he is using may question it. Also, if I am not mistaken, in order to refinance doesn't the property have to be your main residence? Since he doesn't want you pull his credit, you may want to request additional deposit based on your local/state guidelines

Thank you for such a warm welcome..I have been investing in single family homes for about 4 years now, I buy rehab and rent to lower income & section 8. Former Realtor from NY, and currently inactive Realtor in VA. I haven't done any flips yet, because I haven't found that "Diamond in the Rough" , plus a little nervous with the conditions of the market.

I think the banks do this in order to "look good" for the holidays and maybe they have reached a cap regarding the liability for the year..I wouldn't stop the eviction process for a tenant, although since the courts are closed getting a court date sooner rather than later may be a slight hold off.
