What are the opinions on reinventing your earned dividends? Is it worth it or do you recommend just keeping the cash flow?

@Oscar Beteta my boyfriend and I are always looking to connect with fellow local investors and learn as much as we can before we take that dive. His brother is a real estate agent and an investor of single family rental properties but we both feel it is so important to get as many different perspectives about the business as we can. Perhaps we could schedule one meet up with @Colin Ely also.

Hello investors!

2020 is my year of education and stabilizing finances. Part of my education plan to prepare myself for my first duplex purchase, is to connect with other multi-family investors in my area. I would love to pick your brain about your experiences, your favorite areas to invest and how you see the market currently. 

In 2021 my boyfriend and I plan to househack a duplex either in the suburbs of Philly or we are also open to the Wilmington DE area.

Hi Jared, I see you posed this over 2 years ago and I would love to know how your buy and hold strategy is going in this area! 

I currently live in Bryn Mawr, my business partner lives in Delaware County. Within the next 1-2 years we want to purchase our first multifamily home that we can house-hack. For now we are working on getting as much information as we can about the market and which suburb philly areas are the best to start looking.

When the time comes I am looking to purchase investment properties outside of the Philadelphia area or even northern Wilmington DE area. I am looking for some advice from other investors who purchase in these areas, on where are the best places with the lowest possible property taxes. 

One of my criteria will be to only purchase in reasonable to cheap property tax areas but I also want to buy in areas that are safe and have decent school districts. 

If anyone already has this knowledge I would greatly appreciate the insight or if you know of a valuable resource I could use to find this information myself!

My plan for my first investment property is to house-hack a duplex. However, it will be my boyfriend and I as well as our two dogs who live in the one unit and then we obviously plan on renting out the second unit. 

For those of you that have done this, do you think it will be unfavorable for future tenants that my boyfriend and I have 2 dogs at the property. Is this something we will have to disclose to them? 

Is it unfair to ask for no pets in the other unit? Do you think we'll get a lot of push back once tenants know we have dogs? 

Trying to think this all through so that we don't put ourselves in a situation where no one wants to rent a unit that is attached to another unit with 2 dogs.

Hi Everyone,

I am new to biggerpockets and absolutely love everything that i've come across so far. All of the advise and the community that is being built within this site is so inspiring. I have not started in the real estate market yet. I am 25 year old and I plan to make my first purchase of a rental property within the next 3-5 years as that is when I believe I will have the financial means to do so. 

So here is my question:

I live outside of the Philadelphia area and want to know who are the best people or places to start networking with while I am saving over the next 3-5 years for my first rental property? 

I appreciate the input!
