Hey all!

I'm a long time BP fan, and experienced Realtor. We just moved out of New Mexico in January and our beautiful home is for sale in Albuquerque. This home would make a FANTASTIC rental with 5 over-sized bedrooms in the most convenient location in Albuquerque. The best part? I own my own brokerage so I can do a straight transaction for the savvy investor. It was recently flipped with all-new appliances, 12 mil flooring, new carpet. We would be open to a 3% reduction in price for a non-represented buyer.

Before you tell me to keep it, we moved to Georgia and we would rather take our equity and invest closer to our new home. 

I am also offering transaction coordination, listing services, in New Mexico under my new brokerage Andy Gibson Real Estate Services LLC.

Hi Everyone,

I'm working on some gap funding for a potential flip, and have quite a few interested friends/family members. 

What is a fair return on their investment I should offer? The property is in pretty good shape, so the rehab shouldn't take too long. 

I need to fund btwn 28-40k and it looks like I have 2 or 3 interested parties. 

Advice/experience appreciated! Thanks!

Hi Everyone!

BP fan for years now and FINALLY paid for premium today because I have my first investment deal in front of me. I am a licensed realtor in New Mexico, have worked as a transaction coordinator for a top agent for a year (closed 70+ transactions for him PLUS 9 of my own). PLUS I was a licensed landscape architect for years in TX. Needless to say I am ready... and then some. 

I toured the perfect first flip recently - made a verbal offer of $210k and the seller said she'd take it if its still on market in 10 days. That gives me 10 days to feel 100% ready...... which I don't.

I have a hard money lender T-'d up. I have made my own calculator and my numbers are showing me a profit of 33-37k plus my commission on grabbing it off the MLS so net profit over $40k. I have a GC who has done work on our own house and I really trust him, plus an array of other trustworthy contractors from my real estate team.

BUT I still feel like I need some reassurance from a seasoned flipper. Is anyone able to review my numbers? I am planning to walk the property this week and put together a detailed scope of work for my contractor to quote me on as well. 

Anyone who has some spare time this week let me know! Would love to strike up a partnership - and as you can see, I can offer some skills in return!
