I got in for much less out of pocket, cash-on-cash was nearly double, appreciation was just as good if not better. I would suggest looking into out of state investing in the right state. It will cash flow far better than Eugene and the percentage of appreciation can be just as good as well depending on the area. On top of that, and usually very important for getting started, the cost to entry is usually much less. Next year we should get to a buyers market which should help in your situation as it's been a sellers market for a while now. Whatever you choose, all the best in your real estate journey! We have just started our first STR in Manzanita, Oregon, and we thought we'd try Vacasa. We were warned, but other PMs were more expensive, and we thought we'd give them a shot. TERRIBLE. Their onboarding team got EVERYTHING wrong. Will be switching soon! My goal is to self-manage, but the city requires a local agent, and Housecleaners are very loyal to PMs. It's hard to find people on the Oregon coast, but I will find someone.

And the number of accommodations/rooms in the area doesn't meet demand already, and it's only going to increase. It's safe to say the short-term rental and resell market value will be high for quite a while longer. Even during "low" season, they're commanding premium prices, much stronger than relative properties for rent in US coastal towns/vacation destinations.

Hi Tak, I am also in the Portland area (though originally from Los Angeles), and this thread has me very interested in the Tulum area now! I need sunshine and warmth (and a beautiful place to vacation with my family.) Thank you (everyone) for some fun reading tonight.

Hi Kerry, I'm new to STR (we are almost done building a beach home in Manzanita, OR) and your comment made me curious. Why are people changing from SW Florida coast to the eastern coast instead? I ask because I've had a huge desire to find a home in Destin. (I'm a southern California native who has been dying from all the rain here in Oregon, so I dream daily of any sunny coast.) However, I hear Destin may not be the ideal place for a STR??
