Hi All, I am a software engineer and I use wave apps for my real estate accounting. My PM uses propertyware so I wanted to find a solution that can syncs PM software transactions into accounting software.
I couldn't find anything like this in the market so I wrote my own service.
The service syncs transactions every 10 minutes between propertyware and Wave apps. It automatically maps to the right accounts and pushes transactions for each building into its own Wave Apps separate business.
I can easily extend the service to support other accounting software like Quickbooks and other PM software like Appfolio.
I would love to understand more about your use case and check if I can help you with that!

Thanks @Account Closed! That's right, the Mountain View rent control ordinance is stricter. One thing I have noticed is that leases cannot be terminated for a "substantial remodel", which AB1482 instead allows. The full MV ordinance can be found here.

Thanks @Ryan Avila! That's the conclusion i arrived to as well. I have already passed this property caused the really negative cash flow and issues with the zoning (it is R1 so single family) and foundation issues.
I was going to use a conventional jumbo loan on the property.

I believe the renters are on a month to month lease.
My main concern is not being able to raise the rents to market value (once their lease expire) and being stuck with negative cash flow until they move out.

Hi All,
I am looking to buy a multifamily (4 units) in Mountain View and live in one of the units. The other units are currently occupied and they have really low rents (almost half of market rents in the area).
Would the rent control disallow the new owner to bring the rent to market value or it only applies to the current owner?

Hi @Doug Elkerman,
I agree that a legitimate local agent can currently better estimate house prices.
Based on your experience what are the data points an agent has that a computer-generated value cannot have at the moment? As mentioned previously in this thread, I think the biggest one is the condition of the property which is very hard to analyze using ML or other property characteristics that are hard to extrapolate from the available data.
