Hello all,

I appreciate if you can give me your assessment of the below deal.

An RE company is offering beside turnkey properties also (as below) pre-rehab properties. This means I buy in the distressed stage, they do the rehab (I already have a detailed list of what to do and what it should costs) and the benefit for me is a bit more RoI / cap rate.

Location: Indianapolis 46222

SFH distressed, built 1938, 3BR/1BA, 1 garage, Liveability index 72

SQF = 1106

Lot Size = 84 x 112

Price = 36.500USD

Rehab costs = 24.235

Closing costs = 1.500

Total price = 62.235

Rent per month = 725

Expenses per month in USD
Taxes = 54
Insurance = 40
Prop Mgmt = 75
Ongoing Maint 5%= 36
Vacancy Loss at 5% = 36
TOTAL EXPENSES: 239

Per my calculation 9.6% CapRate.

I would pay all in cash as I am from Europe and financing for an foreigner is too expensive and does not make sense in my view.

What do you think about this deal? Thanks in advance.

Hallo,

 I am in contact with a turnkey provider, who is mainly offering turnkey and pre-rehab RE in Indianapolis.

So are I have not made any investment into that area or city and looking for some experiences and advice. Indi seems to me a city that provides affordable housing, has an overall stable RE market and is somewhere in the upper half of statistics when it comes to job and economy growth.

Hello,

can anyone pls provide some light on the taxation for non US residents on rental income?

I have a german passport and live and work outside the US. How much tax do I have to pay for the rental income, e.g. owning a cash flow property in memphis?

My biggest worry is the 30% withholding tax which would kill the ROI.

Dear all,

I am from Europe and want to start investing in SFR in Texas, most likely Dallas or Houston. I have some experiences but not with the US and Texas market. My research brought me to turnkey providers as an appropriate vehicle to invest and generate cash flow.

My problem is that I do not yet have a local team (RE Mgmt Company and House inspector) for the due diligence before making the final decision.

Additionally I start to see the buying via a normal turnkey provider will not yield into the best deals as properties normally offered on the upper range and calculated with the highest possible rent to bring a caprate btw 7-8%.

It would be great if you can help me a bit by recommending

a) RE Mgmt Companies

b) House Inspectors

c) Turnkey provider 

in Houston and Dallas.

In case you have made good experiences with RE Agents in that area, pls also share.
