I am not finding much in the way of buy and hold properties that meet the 1% rule in my area. Granted, my search has been limited to the MLS and other online search tools. I plan on attending the local REI club meetings and broadening my network, so hopefully that will change. I feel fortunate to have have found the rental property I have back in 2013 when the market was just starting to recover.

I am interested in OOS markets, however I am still defining my criteria in regards to cash flow vs. appreciation (preferably a bit of both), and as stated before, leery of not having the ability to monitor the property as closely as I would like.

Hello BP,

My name is Andrew and I've been lurking for a few weeks on the forums, checking out the podcasts and blogs, trying to learn as much as I can. I am excited to dive into all the awesome information on this site.

I have one rental property in San Diego where I'm from, and I'm hoping to add more, though I am discouraged about the California market at the moment. I have been researching OOS investing, but have my reservations about not having the ability to manage them myself.

I am hoping to network with other investors and professionals in REI, and hopefully expand on my portfolio. Looking forward to chatting with you!

370k short sale (took 8 months to close :p) for two 4/2 buildings in San Diego suburb.

House hacked for 4 years before I moved up north

Now rent for $1900 and $1750 in an area where 3/2 rents are $2k+

Property is worth 650k-700k

First and only (rental) property so far.

Hoping for more, but California market is making it difficult
