Hosting an end of year mixer/hang. Won't be 100% real estate related but I'm an investor and will have a crossover of RE/Music/Tech etc etc etc. 
We want everyone there to set a 2025 Theme for themselves as well.

Hey all, 

Selling one of my investment properties in Greensboro. It's been a great rental but I'm going to utilize the cash in another investment so letting this one go. Would be awesome for a college student at UNCG that doesn't want to pay rent. Could potentially build an ADU as well. (the lot is big but you'd have to check with city to confirm)

Listed with an agent so it'll all go through them but wanted to post here for visibility to the BP community.

@Santiago Amaya one thing to watch out for in the Yucca Valley area…. If you're looking at listings that say "cabin" they can be homestead cabins and are not permitted as single family residences. They won't give you a STR permit on those and not sure you could build an ADU until it was converted to a single family dwelling. Converting them almost sounds worse than a ground up build from what I've seen. I've got a few places out there so happy to connect and answer any questions on the area.

29Palms is interesting because there are two different jurisdictions. First is the city, which has a cap on STRs in place (and I'm 99% sure they're at max capacity) and the second is the county which as of right now, hasn't established a cap (although they keep threatening to put one in) so you want to make sure you know which one the property lands in. 

I've got a few STRs in that area and happy to chat through some of it. Occupancy rates for a lot of owners have cratered. A lot of them were also underwriting high ADR and low expenses which isn't really the case out there for utilities, saturation etc.

Been forever since we’ve had an in person meetup and I’m super excited about this one. Our friend Steve Jones of Better Shelter is finishing up a flip project in Glassell Park and we’ll be holding our meetup there.

I was lucky enough to see the project during construction and, as always with Steve, it’s stunning. If you haven’t met him yet or know much about Better Shelter, here’s Steve’s interview on the BP Podcast Show 173

Steve will be there to walk us through the house, the process and all the details of the project but, as usual, this will be an opportunity for everyone to meet and learn from each other no matter if you’re just starting out, or have 1,000 units under your belt. This is our way to connect and share knowledge with each other. As always these are NO SALES events. We won’t be pitching courses or deals.

Since this won’t be held at a bar/restaurant this time, please RSVP here so we can get a headcount and prep to have drinks available. @Eddie Torres It's all over the map TBH but in LA there are more comps with ADUs now than there were before that appraisers are using. I know people that have gotten it appraised inline with 1k per sqft. and others out in Riverside area that basically got next to nothing. 

If you're planning on doing it as a BRRRR or a flip I don't know if it's a great strategy but as a primary residence you're planning to stay in it's almost a no-brainer. We're getting over a 2% rule on our ADU build and that's practically impossible with any other type of real estate in LA.

Post: Cabin to Single Family - San Bernardino County/Joshua Tree

Anyone have experience converting a cabin to single family in San Bernardino County. I've got some single families in Yucca Valley and Twentynine Palms but love the idea of a small cabin on some acreage. Would only consider picking up something that had water and power hooked up already but I know a lot of these places don't have bathrooms built in. Anyone done it with adding sqft or building a bathroom into the space already?
