You have a lender financing 100% of your deal at 4.59% ???   Add in no pre payment penalty on a 30 year fixed...I'll speak for everyone on this site: Please DM me this lenders contact.

Too many rentals available with not enough people looking for rentals.  

Sure, if its your LLC, add her as a member. Nothing would change with the loan or deed. If you wanted to add her to the deed in addition to the llc, seems redundant, but you could, The loan wouldn't change, don't see any benefit.

No, bad deal.   Buying a property for $490k that will only generate $1,900 a month in rent is not a good deal.  If this is your first deal, you'll never do another one and think real estate investing isn't for you.  If you are patient and find a good deal you'll be eager to get the next one started.

When you say commercial rehab loans, do you mean Hard money?   11%

Not for a hard money loan, you can put the loan in your llc without any credit or experience, there are lenders like myself that want to work with first time investors.

If I'm referred to a service by someone that has used it and is profiting from it, I value that more than meeting the person who created it and hearing their sales pitch.
