In the process of closing on a duplex in which I will be turning my current primary single-family home into a rental and occupying the duplex. On top of these 2 properties, I have a 3rd which is already a rental property. looking for a broker that can help me insure all 3 of these properties. Thank you.

You should close just as if it was a normal sale and get a title company to create the loan docs, get title insurance and sell you the property.

I strongly recommend you go through a title company and do not do a closing that was based on docs found online etc.


 Do I reach out to the attorney and just tell him what the terms we agreed on were or do I need to provide the attorney with something?

I met with a seller, and we have verbally come to an agreement on purchase price, interest rate, down payment, term length and monthly payment. What is my next step in the process to legalize it? Would this be a letter of intent or promissory note? If so, is this something I can get a template of online or do I need to seek one of these documents from an attorney to then present back to attorney signed by both parties to then draft a formal contract? Thank you in advance for your help.

I would like to get into seller financing and subject to deals but don't really fully understand the payments portion of it. What I mean is, the payments made to the seller, is the total payments consisting of principle/interest, property taxes and mortgage insurance all wrapped into 1 payment and made to the seller? I have this question for both seller financing and subject to. Thank you for the help in advance.

Is the written agreement something that has to be signed by both parties then turned over to attorney to then draft up a contract? Like a letter of intent? or am I simply just going straight to an attorney and telling them the verbal agreement and having them draft up the necessary documents?

When I shopped around for my HELOC I found Niagara Choice federal credit union (on packard rd) had the most favorable terms.
Introductory rate at 1.75 for 1 year, after it was 4% plus prime, 15 year draw, interest only. I couldn’t find a bank that had better terms.  Hope this helps.

My loan is with Flagstar Bank. I don’t mind calling banks in my neighborhood but I also don’t know the right questions to ask. You think connecting with an investor friendly broker would be the smarter decision?
