@Account Closed Thanks for the input. I do think 500k will be on the higher side but it is so close to the Ponce City and as you know after this house and the house right beside this one which will be starting up as well with a major rehab. After these two houses there is only one house on this street/block that needs to be rehabbed I believe.

Thanks guys I will keep you posted as we move on these houses. As far as my niche I for sure like the higher end flips but I have done 100's of houses that are all in for around 100k or so. Even as of right now I probably have about 20 of those going on as we speak. I will keep you posted on the pics as we get them.

Thanks for the kinds words. I bought it off the market from a wholeseller.

I actually bid on the house to the right but lost out to another rehabber who is doing that house as well. The other houses I got this week were.

Purchase 75k

Rehab 40k

Sale 175k

Purchase 103k

Rehab 100k

Sales 320k

Then this one above here as well. Last week I bought one for

Rehab/Build 170k

Sales 400k

I invest a lot in SFH in Atlanta and have quite a bit of family that still lives in Macaon area as well as Warner Robbins.

To me both of these markets are sordof down, if it was me it would be a little hard to put my money down there.

Again, I am sure like every market I am sure there are several good pockets and if you could find some good local guys they could probably help you better. I was there in Macon just this last Saturday and literally told my wife while we were driving that I would not invest down here.

Just my two cents, hopes it helps.

I am pretty sure I can beat everyone on this one. :)

The cheapest house I have ever bought was for $50.00 put 12k in it and rented it for 750.00 a month of course own it free and clear.

About 2 months ago I bought 62 houses for for 45k. I put about 15k in each of them and rent them out for about $750 a month. I will try to put some pics up if you guys want to see some of them. Its crazy cause a lot of them are really good houses.

The meeting is normally the 4th Thursday of every month. But this month it is the 3rd Thursday.
