I am in Wilmington NC, putting the final touches on my first flip, and I am stuck on a problem.

I need to replace 2 corner pieces of vinyl siding and I cannot find the right size anywhere in town or even through special order.

My corners are 3.5" and every supplier in town has 3" and/or 4" and that's all they can special order too.

I can't find any brand names or manufacturer names to look up either.

I know this might be a long shot but I figured I'd throw this out here while I continue scouring the internet.

I just bought my first rehab property and I am looking for advice on replacement windows. The windows are 20 years old and all have broken seals. Several windows also need other repairs. I have received reasonable quotes from Lowe's, Home Depot and other large local companies but those windows are higher quality than my own home. I can't help but feel there are better options for investors, without hiring an unknown contractor to install windows bought off the shelf

@Dakota Chance Matheny Hey man, how you been? Any luck finding a deal yet? Sorry I haven't talked to you in a while, cant believe it's been like 3 months already. My SCORE mentor hooked me up with a group out of Jacksonville that does flips and after a great conversation they gave me the courage and motivation to jump in. I did my first deal about 2 months ago and right after that I started on my next one. I'm set to close on that next week. I got so wrapped up in those deals and still working 40+ hrs a week I didn't have the energy to go to the REIA meetings or even log into BP. I think I'm getting the hang of things now and hopefully will have more time to stay in touch with the BP community. Hope things are going well for you! Good luck, take care.

@Dakota Chance Matheny Thank you! I haven't found a house hack but I really haven't been looking. I would probably go with a dirt cheap foreclosure that needed a lot of work if I was gonna hack. I think you're talking about Steve Garner from the podcast. He's a really nice guy and helped me analyze a rental deal that another BP member offered me. Did you introduce yourself to the BP community on the New Member Introduction forum? I had several local investors reach out and connect with me just by doing that. Another great resource in Wilmington is SCORE, it's a free mentoring service that helps entrepreneurs get their business started. Best of luck with your va loan! If I can make the next REIA meeting I'll let you know, maybe we can meet up and talk about our progress.

@Dakota Chance Matheny Yeah, they make it sound so easy sometimes. I wish I could find a partner that could live in a house hack so I don't commit mortgage fraud. I got a 3 year old and another on the way so theres no way I could pull it off by myself now. U should definitely take advantage of that VA loan, I don't know anything about it but I'm sure there is plenty of advice in the forums. Have you heard about the REIA here in Wilmington? They meet over in Mayfaire the 2nd Thursday of every month. I plan on going to the next one if my schedule works out. I found out about it last month but couldn't make it, I hear lots a great place to network and theres always a presentation.

@Dakota Chance Matheny Cool, sounds like you got a plan. It is a little concerning how the prices are being driven up but you're right about finding that great deal, it will pay off well. I wish I knew about REI and house hacking before we bought a house, I'd love to do that now! It is highly improbable I'll be able to convince my wife of doing that now that we are settled in. Have you considered house hacking?

@Dakota Chance Matheny are rental properties your focus then? Rentals have peaked my interest more and more lately but I'm still looking for a flip for my 1st deal. I plan on doing most, if not all, of the rehab myself so that's why I want to find a flip that's close to me, minimize travel time. Home prices are going up around here but there are still plenty of blue collar/working class neighborhoods. Just got to find that "worst house in the best neighborhood" deal. There is a ton of expansion going on down here as well, similar to Leland. I don't know that market, but down here a big concern is all the wealthy retirees moving down from big cities up north. The cost of living is significantly cheaper and they are driving up home prices which is affecting the affordability for working class families. We bought our home 4 years ago for about $94 sq ft. Now smaller homes on smaller lots are going for $120-$140+ per sq ft. No worries about rambling, as you can see I do it too. It's not rambling, we're just sharing information. I'm always eager to learn more and connect with local investors.

What's up @Dakota Chance Matheny, everything's going slower than I would like but theres a lot I need to learn, I'm just putting in a bunch of time studying my local market. I'm familiar with the Monkey Junction area, trying to find properties close to my home to simplify things. What part of town are you in? How's your experience been here so far?
