Hey @Stuart Powell, I've been focused on fix & flips but I have become more interested in rentals lately. I am comfortable with a small section of my local market but I'm expanding my familiarity with all the surrounding areas. I am still pretty new to REI but I'd be happy to help if you have any questions, just let me know. It would be great to team up, I'm always looking to meet new investors and expand my knowledge.

Thanks for all the help! I was able to track down a land line but it has been disconnected. I signed up for Whitepages Premium which gave me 2 mobile numbers. I got no answer with the first number so I left a message. I am concerned with being too aggressive and have not tried the second mobile number. I'm sure there is a fine line between being persistent and being harassing, how do I determine that?

I have also found out that they have already received one foreclosure notice so the owner is definitely going through a tough time. I don't want to sound like a scavenger looking to profit from their misfortune or take advantage of them. I want to make sure this deal is mutually beneficial and I want to sound like a professional (although I'm a newbie) so I will continue to search the BP forums for tips and advice. But I would gladly welcome any other feedback that might be more personalized to my particular situation.

@Dennis L Lewis Jr Thanks! I hope they are willing to sell, this house is literally a 5 minute walk from my house. As long as there's not much damage from the previous tenants, this could be a very easy flip if I could get it for the right price.
@Kyle Bruns Thanks for the advice, I am going after a specific target so making the mailer more detailed makes perfect sense.

@Mike Dorneman Thanks Mike, makes sense! I've been devouring so much info lately I think I have over saturated my brain and I'm thinking to hard. Keep it simple! Great advice!

Hello BP Community! 

I've been looking for my first "homerun" deal for a few weeks and I think I may have found it, if I can get it for the right price.

It's an absentee owner that used to rent the property but it has been vacant for well over a month now. This is a perfect opportunity for me to start my direct marketing campaign but I want to make sure my postcard/mailer is specifically enticing to the owner. If anyone can advise me on my marketing pitch I'd be forever in your debt until I could repay the favor.

Hey guys!

Thanks for the welcome! I'm currently still working a full time job, sorry for the delayed response. Any assistance/advice you can offer would be greatly appreciated! My skill sets at this point are in the physical labor aspect of rehabbing. I'm trying to learn as much as possible about financing and my local market.

Tom Murray, yes SFR flips will be my main focus to start. I hope to find one or two by the end of the year to get my feet wet. I'm looking for mainly cosmetic flips that just need updates (i.e. - paint, flooring, fixtures, hardware, etc.), but it will depend on what I find. Those I know I can knock out in a month or two with minimal help. Each property after that I want to be less involved with the dirty work and more and more on the management side expanding my business.

Steve Garner, I just found the local REIA last week but couldn't make the meeting due to family obligations, but I plan on attending the next one. Do you still attend the meetings? I'd love to meet up and pick your brain about the Wilmington market. I know I can do the dirty work when I find a home, but my lack of knowledge with financing is going to be my biggest struggle.

Bobby Montagne, it looks like you could be a big help in understanding my financing options.  It would be great to connect with you. 

Eli, thanks for the offer but I am not a cash buyer (yet). Unless I find an investor I'm afraid I can't help you in the next month. But maybe somewhere down the line we'll be able to help each other.

Hello BP members! 

My name is Andrew Easton, I'm originally from Ohio but I've been living in Wilmington, NC for 4 years now.  I've spent most of my life in the Construction and Skilled Trades fields. I have the knowledge and skills to do the dirty work of flipping houses but I never knew where to get started. About a month ago I really started to educate myself on Real Estate Investing and it didn't take long to find BP. I've just started to scratch the surface of the vast amount of resources available here, and I am very excited to meet all of my future friends here in the BP community! I listened to the 90 day challenge podcast today, and I am in! I know it is from Oct. 2017 but I'm still going to use the hashtag.
