There are great 5% conventional products that you can drop the PMI when you get 20% equity. That is the best way to get in the game. You save 20% for a house that you will not use as your primary residence. You can also be a series Primary residence person and upgrade and rent that way you can still get a 5% loan when you move up and get the owner occupied interest rate.

There were some prior to the pandemic @Russell Brazil Russell Brazil used to host one at Norbeck Country Club.

I would be down with one and I know Jason Jutila has one as well.

My comment is that if you are thinking about buying or renting it is a really aggressive market especially to buy. You will need to get a little creative when buying. Gone are the days that a standard Va or FHA loan will win a bid for a house. People are waiving home inspections and paying over appraised value. Rentals are a little easier but you have to move fast there as well to get a property in a "good neighborhood." There are lots of good neighborhoods around Fort Meade.
