@Heath Thomas Jr Thank you for your response. That is the response I keep hearing is the start up time is much longer but if you can make it past that then you are in good shape. Any thoughts on starting in residential to get some deals quickly but focusing my time and energy on commercial/investing properties?

Since I'm getting my license currently I'm specifically asking about selling/leasing at this point. Analysis will come with that. I have a double major in finance and economics so I understand the value of good analysis. Development is extremely interesting too but that would be down the road. Does that answer your question?

Matt- Thank you for your honesty. I don't have anything against either really but I know that I can't be effective doing a little of both. Not leaving my job. I'm willing to leave if it makes the move toward a career. Thanks for the reply! 

Chris- I'm not quitting my job. I appreciate your response as well. Where did I say I'm looking for lending? You took my post the wrong way. I'm not all willy nilly thinking it's a joke and not hard work to make it. 80% of agents are also a complete joke. Thank you for your reply as well!

Sonya, you will find a strong majority of commercial agents only do commercial. It is a completely different animal and requires a much different skill set. I met the guy when interviewing different brokers to hang my license. He owns a brokerage and he does commercial only. Does that answer your question?

Hello!

I've been on BP for a few months now. Never posted or commented just reading. But now I need some advice.

Background: I have a double major in Finance and Economics so I like the numbers but I don't like crunching numbers 40 hours a week. I have a great job(as good as the corp world gets). I own my condo. I'm 23 and very good with my finances.

Advice: I was originally just assuming that I had to start in residential real estate. I thought about commercial early on but then I just assumed that residential experience was needed. But after doing some more research I don't think that's the case. I have learned that since they are completely different in many ways experience in residential isn't that much more valuable. I understand that commercial is based on business decisions and residential is emotions. I would work toward the CCIM if I took the commercial route.

Question: Thoughts on jumping right into commercial/investment space rather than residential?

P.S. I'm willing to make this a career just not right away

Thank you for the advice Derek! I'm meeting with an commercial professional next week that is highly regarded in the area. At this point I think learning from the right person is most important like you suggested.
