HELOCs are variable interest products. Mine is currently at 11% interest. PML are likely charging more than 10% in the inflationary times we are in now. If a conventional lender is at 7%, a HML will be at least double that. Doing a BRRRR right now is challenging with rates in flux and ARV's potentially swaying with the market softening.

You will likely need a bridge loan from a private investor or friends/family to cover off on the 90% and then get an appraisal from a conventional lender with an ARV that's high enough to pay back your loans.

Congratulations, mind posting your numbers? People are finding it hard to a) get their investment back out and b) cashflow with the interest rates what they are. I'd love to hear more specifics about your deal.

I just spoke to a portfolio lender about this today actually and they said they were not willing to do something like that. So even if the buyer and seller agree, it's really the lender holding the original note who gets to decide whether they are willing to let the buyer assume the existing mortgage (at presumably a lower rate) and forgo the finance fees and higher interest they could collect by generating a new loan on that property.

Need to refinance my ARM, currently at 4.5% on a 4 unit in Kentucky owned by my LLC. Can anyone recommend a lender who would refinance and is offering rates under 6%?
