When someone returns an application and they don't meet the minimum qualification standards do you process their application still? I don't feel good wasting someone's money on the application fee when I know that they don't meet the standards. Reading the book on managing rental properties Brandon says to alway give them an application and invite to apply to avoid any discrimination charges. So that's what I did and I included the minimum qualification standards as well. Maybe I'm over thinking it and can just say, "sorry you don't meet the minimum qualification standards"?

I'm trying to decide how to do my background checks. Does rentprep and zillow charge their fees per applicant or is that fee for the entire household?
I was going to use Rentprep and from what I can tell that is a per person fee, but my co-worker just told me the $29 fee for Zillow included everyone in the household over 18, so I'm thinking I should use that if that is true.

This is my first rental, and very first application. The person says they want to move here and won't have a problem transferring to a local branch for their job.
How do people accept application fees and deposits in these situations?
