I have an off market cash deal I am looking to complete in Louisiana. We have agreed to the terms, we need to get the paperwork done. Is there a realtor that could do the paperwork for the deal? @Erik Estrada I have another property I need to see what the equity is. I have never heard of this loan. Do a lot of banks do cross collateral loans?

Other that Heloc and a credit card what are some creative ways or other ways to get a down payment for an investment property. We got an approval for a STR but need 25% down in $180,000. This is a great opportunity and we would like to see what some ideas are. Thanks

We are looking to purchase a self storage property in Mississippi. We are looking for a lender that deals with commercial loans and SBA loans in that state. We are having a hard time finding some. We live in Colorado so we are getting sent to various companies that don't seem like they know too much. Looking for any referrals or ideas to get the process started. Thank you in advance. 

Is there anyone with experience in Georgia evictions? We will more than likely be going through this process with our current tenant. I would like to ask a few questions.

I am curious to see what people have to say about this or if there are any suggestions. My wife and I have a group of people we know that want to invest in self storages. Each person is going to put in $50,000. My wife and I would like to invest with them and put $50,000, but the usual issue is we need to find the money. We currently bought a long term rental and the tenant moved in this month. We used our HELOC to purchase and rehab the place. So HELOC is not an option. Is there any financing option we should look at or specific loan? We would like to get in this opportunity and are just starting our real estate path and just looking for advice. We both have W2 jobs. Thanks in advance

I am under contract on my first property. I used my HELOC to put a down payment on that property and financed the rest. I have some HELOC left after the purchase. I have a few questions.

1. What should be my next step and how long do I wait to purchase a second property?

2. How do I pay off the HELOC faster to possibly use it again or break free from the HELOC?

If anyone has used or has experience with this scenario I would love to hear your strategy or how you did everything to get more properties. Thanks
