Thought I would throw my two cents in. Currently located in Washington, DC, but considering a move to Providence or Worcester to House Hack and slowly grow a rental portfolio.

I went to college in Worcester and lived in Providence for a number of years thereafter. I will say that Worcester has gone through significant revitalization in the last 5-10 years. It's population will likely be over 200,000 this coming census for the first time in 70 years. New apartment complexes are being built, especially in downtown. I also love Worcester. It's a gritty, industrial city with a diverse amounts of industries and a strong rental market with a ton of students.

That all said, Leaning towards Worcester, but still open to Providence.

'Ignoring your vacancy' - He means even though your property is sitting vacant for 1-3 months and you just want to fill it with a tenant, ignore that pressure and wait until a GOOD tenant comes along.

Hagerstown reminds me of a lower key version of Baltimore. Some investors wouldn't touch plenty of areas of Baltimore EVER. Others make a ton of money doing it.

I mean, they still have to pay for washing and drying their clothes, the money now just goes to you. I think a rent increase for the convenience of you now making money for their washing seems a bit far.  Just my perspective.

Haha, being in PG County, I know the feeling. It depends on your ends goals as well. DC is more likely to show appreciation, with more squeeze on cash flow.  Cash flow is king in Baltimore, but appreciation is hit or miss depending on the area. I would suggest driving around Baltimore routinely!

Many would argue that Montgomery County has been tapped as a real estate resource. The prices are exceedingly high in that area these days. While you weren't asking, I might recommend looking into Prince George's County. It was an area hit harder by the recession, home prices are still much more reasonable, and development in the area is through the roof. Examples include the (potential) new FBI building in Greenbelt, the (potential) Purple Line, and new developments all along East West Highway and Baltimore Ave. between College Park and Hyattsville.

Are you trying to house hack? If not, worth considering single family.  Baltimore is an atypical place with few multis and many sub-80k single families.

Also, there are multis in Baltimore below 100k! Just keep your eyes peeled.  They go fast though.
