@Jason Lavender Thanks for the reply, I would be interested in doing some sort of partnership for some deals Do you have any info on your previous flips? Or on any that your looking into

@Jared Viernes Thanks for responding! Im not sure I want to have them involved(at least not this early in the game especially with them being my wife parents) However they have been helpful letting me know about neighborhoods.

@Christy Browning Great info! thanks a bunch, I do enjoy Scotts Trenchs podcasts they have been helpful. House hack could include airbnb however we are concerned about down time between rentals. Although we are super close to downtown(Edgewater) I will have to read more about the airbnb route. As for our next purchase I want to house hack the next house, however my wife never wants to move again haha(happy wife happy life) so we will probably buy a fixer upper fix it up and heloc then use that money to invest. Also, thanks for the info on the networking events I will definitely be looking into attending those.

@Dale T. Im not exactly sure what your talking about about with having temperament to living among others...... our house is a sfh as for the out of state questions Just do my dd and thoroughly screen everyone involved(I.E. contractors, property mangers etc....) Same way (i'd hope) everyone else does it when working out of state.

@Bill S. We do not live outside our means we paid off our cars and put money into our childs college fund. As for my gc license It is so that I can pull all my own permits and save money where i can using my company to do the work. And also to use that company to acquire and rehab properties.

Hey Everyone! New to the real estate investing world. I have been ready a bunch of books and audio books. Also started podcasts from show 1 and am at 34 now. I’ve learned a TON. My wife and I live in the Denver area I am a construction superintendent working on getting my GC license and she is a property manager for east west urban management (I.e. the glass house downtown) We moved to Denver about 4 years ago from Avon. We have owned our current home for almost three years, we refied in November to pay off our car and debts. We have great credit(over 760) We plan on house hacking with his house and rent it and buy a fixer upper for our next house. We are looking to get into investing however the Denver market is crazy saturated and VERY expensive to get started. We were wondering if it would be best to start in maybe Colorado Springs and start with the brrr strategy or start with flips to build up capital. Or start out of state her family lives in the Wichita area and thought that would also be a good market to start. But is it wise to do a flip or brrr for your 1st investment out of state? Another issue is we are having trouble finding investors, everyone we have asked wants us to have at least two under our belt before they will loan us money. We don’t have a ton of money to start out about 12k which is no where near enough for anything in our area. Does anyone have any ideas for us?
