Hey all, I’m looking at a duplex and have a question. In one of the units, the tenant owed the owner a bunch of money on back rent, and eventually just abandon the property with all of their belongings left behind. Clothes, bed, couches, chairs. If I were to purchase this property, does anyone know the law(s) or legality of this situation. Is it my possession upon property of sale? Or do you have to give notice to the tenant? Wondering if anyone knows or has dealt with a situation like this.

I'm currently looking at a duplex to house hack.  This property does not have separate utilities.  Is there a way to do a percentage of the utilities? Split it up ? Or just do a flat rate and have utilities included.  Wondering what some possible options would be and not sure of the legality on it.

I want to get a multi-family house down the road, and live in one side and rent the other(s). I know some of the basics about FHA loans. I do not know much about the refinance process. When you do refinance, does the mortgage insurance go away? Or is that something that stays with you until the loan is paid off? Also, how long until you are able to refinance?

I'm currently a junior in college in the Human Resource Management program.  I'm trying to learn everything I can about real estate investing, so a couple years down the road after graduation, I can actively invest.
