So where do the rent checks go when they are cashed (or direct deposited)?

Do they go to they’re own checking account per door or do all rent from all property’s go to one account and you manage it somehow?

can you also explain the reasoning behind whichever is the better option?

Hello, I have about 7k in credit card debt and car payments that I’ll be paying for at least the next 5 years. 😔

My plan is to start RE investing before I retire from the army in the next 5 to 7 years but not before I pay off my credit card debt which I feel is a good plan.

My question is, should I also wait to pay off my car notes as well so I basically have no bad debt at all is is having a car loan manageable?

To add on, I’m a quick learner and accountable. I just need to see what right looks like before I feel more comfortable getting out there on my own. Who knows, I’m not opposed to partnering on my first deal or two If thats where It takes me. 😊

Hello out there! So far I’ve read the BP book on RE investing one and a 1/2 times. Listened to the first 50 podcasts and still listening to them. I wanna be of some service somehow to an experienced investor in or around my area (Stafford, Fredericksburg, Woodbridge, Lorton, Springfield, Alexandria Virginia... even Washington DC). I have no money right now to invest but, if given the opportunity, I’d like to help out where ever I can to learn as much as possible. I would say I have less than a year left in the area before I get orders for the next duty station but I would like to take full advantage of the rest of my time here.

I'm having trouble understanding the Refinancing part of the BRRRR method. How does one make his money back? Maybe I'm just thinking too much into it but if someone can break it down Barney style that would be awesome. You know.... simple numbers and stuff. Lol

So my mom and her boyfriend (Who lives in Avondale, Arizona) are thinking of getting into real estate investing. I told them about BiggerPockets and the books that I’ve read. They have very little experience in real estate but they’re willing to learn. The only problem I think they’ve i mentioned s that they feel they might be too old to get the ball rolling. My mom has no car payments and A lot of equity on her current home she lives in so she’s comfortable… She’s thought about renting it out but just lacks the experience. My question is, being that they are in their mid 60s are they too old to start? Is there such a thing as being too old to start?

So i know the 70% rule and what not but what’s a good rule of thumb for purchasing my first property/house hack. What percentage should I pay for my property or at least not go over? I feel like since I’m not trying to sell it I can go higher than 70% since I’ll probably live in it for a few years right? I don’t have any properties in mind but I want to get a multi family soon.

I guess I’m just exploring different options. I’m still new at this so I’m trying to learn all the different routes and choose the best one that I feel comfortable with. The auto notification sounds great actually.

@David Hunter but if all I want is MLS access and in return I pass deals through them wouldn't that be a win win for everyone?
