@Jordan T. thanks for sharing.  It's always great to educate our investors with facts as to where the opportunities are and why. As an investor from the northeast (PA), I'm always asked by inquiring investors, "Why not invest right in your backyard? Isn't it easier to manage that way?"  This visual attached also helps paint a picture and tell a bit of that story :)

Thanks all for the thoughts and recommendations.  Active Campaign has also been on my radar and I've seen it used elsewhere with success, will check that out as well.

Hi all - For those that are focused on building processes and systems to scale, which CRM software have you had success with? I'm currently demoing Podio and Monday.com, both of which could work but neither seems to check all the boxes.  Ideally want an automated system to track leads from our website, follow ups with PM and Brokers, etc.  I'm all for having automation and systems in place and want to establish the right framework.

Also agree with Justin above regarding the value of your time.  Also consider the opportunity cost of your time - freeing up time that would be spent PM'ing is time far better spent finding and sources deals and networking with partners and investors.  For me personally it's a no-brainer, I want to scale quickly and efficiently and that is the only way.

And also congratulations to you as well on a strong start!

@Justin Goodin see you at the MFIN in January as well.  I'm also attending Rod K's "bootcamp" in February.  Really wishing these were in person, but we'll make the best of what we have in place for now.

I cant really speak for Tampa Andrew, but Orlando doesnt really have a lot of the multi-family stuff. Its a lot of single family homes jammed together or gigantic multifamily thats relatively new. Doubt anyone would sell those with rents skyrocketing here. They are probably crushing it.

Sorry to kind of put a damper on your investing in Fl. Im from Philly so i see the differences. Its just a different beast down here.

Hey Matt - thanks for your thoughts.  Co-star data shows there are actually 12,000+ MF assets in the greater Orlando area so there is actually a pretty solid inventory.  There aren't usually a ton of viable on-market deals, but there is definitely a decent supply to hunt down.

BTW where do you live in Orlando? I used to work in the Lake Underhill area a few years back.

If you look at any of the market data - namely job growth, income growth, population growth, etc. the "hot" areas right now are within the Tampa, Orlando, Fort Myers/Cape Coral, Jacksonville MSAs.  I'm looking specifically at multi-family within Tampa/Orlando/Fort Meyers as we love the areas and plan to move there eventually anyway.
