Post: Need Help Increasing Weekday Rentals

Hi Cody - I know weekday bookings can be challenging. One idea might be to offer a discount or incentive for extended weekday stays—say, booking three or more nights—to encourage longer reservations. You might also consider highlighting the benefits of a quieter, more relaxed stay during the week in your listing description.

Since you're already optimizing your pricing with Priceless, a short-term promotional discount might just be the extra push needed to boost weekday bookings. Hope this helps, and best of luck!

Hey Spencer - It sounds like a great idea to generate some extra income with your empty room! 🌟 There are definitely people in the Milwaukee area, including Bay View, who rent out rooms on Airbnb. You might want to check out listings in your neighborhood to get an idea of the going rates and what amenities other hosts are offering.

Post: Short term conversion to Long term

Hi Joe! Making the switch from STR to LTR can be a smart move if the numbers aren't working out. RentRedi is definitely a solid choice for tenant screening, rent collection, and background checks. You could also check out options like Cozy or TenantCloud for similar features.

When converting to LTR, just keep an eye on local rental laws, lease terms, and any rent control rules that might apply. Also, the turnover will be much lower, but maintenance costs might shift too, so it's good to plan for that.

Happy to connect if you need more tips! 😊

Hi Jon! Congrats on starting your short-term rental journey! The best area really depends on your goals—whether you’re looking for steady year-round bookings, high seasonal demand, or strong appreciation. Popular markets often include beach towns, mountain retreats, and areas with strong tourism.

It’s also important to research local regulations, occupancy rates, and management costs to make sure the numbers work. Wishing you the best on your search—happy to connect and chat more!

Post: How Can I Improve My Welcome Basket Guests?

Hi Rob - I’ve found that a mix of local goodies and practical essentials is a big hit. For instance, including local snacks, a small bottle of wine or specialty coffee, and a guide to nearby attractions can add a personal touch. Don’t forget practical items like toiletries, a cozy blanket, and a handwritten welcome note.

To balance cost and quality, consider buying in bulk or looking for local products that offer great value. Presentation matters too – a nice basket or box can make even simple items feel special.

Good luck with your welcome baskets!

Hey Joe! Congrats on your first STR! Keeping a checklist is a great way to stay organized while furnishing. I'd recommend using Excel or a tool like Trello or Notion to track what you need, compare deals, and stay on budget. Breaking it down by room can make the process a lot easier.

There are also some great pre-made checklists in Airbnb host groups and forums if you need a starting point. Would love to hear what style you’re going for—happy to connect!

Hi Jules - A metal frame with a glass top dining table is a great choice for small condos. It offers a modern look, makes spaces feel bigger, and is easy to clean. Pairing it with solid wood pieces adds warmth and a cozy touch. Perfect for a stylish, functional setup!

I totally get where you're coming from—pools are such a great amenity, but they do come with some added responsibility!

A lot of hosts I know use pool fences, safety signs, and provide life jackets to help reduce risk. Some also make sure the pool area is well-lit and that guests are aware of the safety rules. It’s all about finding that balance between offering a great space and keeping things safe.

Hi Joe - I’d recommend looking into Schlage Encode Plus or Yale Assure locks with Wi-Fi. Both allow remote code management and can integrate with platforms like Airbnb and SmartThings. For your setup, you might also consider the August Smart Lock paired with a keypad for flexible access control. These options should give you the ability to configure access for the full property or separate units as needed. Hope that helps!

I'd be happy to connect for more ideas!

Post: How often do you update your STR listing photos?

Hey Josh - Updating photos occasionally can help, especially if you’ve added new features or want to highlight seasonal touches. If your current photos are performing well, you don’t need to change them often—just refresh when there’s something new to show!

Let me know if you need more ideas, I'd be happy to connect!
