@Alexander Price just that you're closer to Fresno than you are to Sacramento, and Fresno isn't a terrible market. 

I don't know any specifics about Sacramento.

Wait, who calculates their "cash flow" or whatever without taking into account that they need address putting money out of their monthly in for capex and depreciation?

It's even in the Rental Calculator, Capex and Vacancy. It's even addressed in Brandon Turner's free webinar.

Are people just saying Cash Flow = Rent - PMI?

What developments have there been in Atlanta for this increase?

@Mindy Jensen, thanks for the visual guides. But that is an extremely non intuitive UI.

I'm looking for a recommendation for lawyer in Tennessee who works with out of state investors, in particular if they've worked with people from California, that'd be great. I'm looking to open a LLC, and wish to discuss the benefits and ramifications about opening a LLC in Tennessee (where I have property) versus opening up one in California, where I live.

Preferably properties that aren't just perfection, so that someone will actually be able to point things out.
