Thanks for the quick replies. Really appreciate it. Is there PEX from a particular company (or a particular type of PEX piping make) that is the best to use? Any PEX company/make to avoid?

We have a rental property in the Inland Empire in So Cal and the tenant living there was getting very high water bills for the past few months. When they called the utility company last week, they were told there could be a possible leak in one of the pipes. I had a plumber go by yesterday to do a leak detection, and he found a slab leak under the bathtub in the bathroom. The plumber suggests re-routing the pipes from the main water supply of the home to the bathroom, instead of digging a hole in the concrete and fixing the part of the leaking pipe.

He gave me a quote of about $2500 to re-route most of the piping in the home, and said he will be using PEX piping. When I read up on the internet, there seem to be a number of lawsuits against PEX piping and some plumbers even refuse to use PEX piping because of their quality. I would like to ask folks here if they have used PEX piping before in any of their properties? How is the quality of PEX piping, and should it be used instead of copper piping? Or is copper piping the better choice? I need to make a quick decision on this, since I need to get this leak fixed soon. Hence any advice is appreciated.

Also, does $2500 quote for re-routing the pipes seem like a fair price?

I found the above plumber reading good reviews on Yelp. If anyone on the board can recommend a good and honest plumber who they have used before and does work in Riverside county (So Cal), that reference will be much appreciated. Thanks for your help.

Hi,

I have a friend who got a California real estate license recently. he lives in San Diego. The few brokers that he called (Century 21, ReMax, etc) have minimum requirements for number of deals per year they prefer that the realtor needs to do and also have higher fees for joining them. He is starting off part-time right now and for now would mainly like to join a brokerage for getting MLS access and understanding the price points in the different neighborhoods.

He plans to begin doing deals in the coming months. He does not need an office space at their location and will be working from home. Is there any brokerage that allows this and does not charge high fees for joining them or have requirements like doing minimum number of deals for staying with them? Thanks for your help.

Thanks everyone for the great help and advice on this topic. We hired an eviction service and gave the tenants a 3-day notice few days ago and filed for their eviction yesterday. Just got a text from the tenant that they received the eviction papers today and are telling me they will move out of the home by Wednesday and would like to hand the keys to me.

The eviction company I am using is closed on the weekend, hence I cannot consult with them till Monday morning. What will happen if the tenants hand over the keys to me by Wednesday? Does it mean that the eviction case on them has to be dismissed and the eviction will not appear on their credit? Thanks for your help.

Hi,

I would like some advice from experienced folks on the board about an urgent matter. I signed a lease with a tenant and at the time of lease signing, they gave me a check for the move-in funds. They got the keys and have moved in. Few days later I find out that the check has bounced! When I mention to them that they have not paid and should move out, they have not been co-operating. Its already been 12 days now that they are living in the home without paying anything.

My question is, what can I do now to get them out of the home? Since bouncing a check is a crime, can I report it to the local police department or the DA's office? Since the move-in funds were not received, is the lease in default now?

I accept that we did make a couple mistakes in going with these tenants. One was not running a thorough screen on them before lease signing. Now we find out that the tenant has a past eviction and also a theft felony on her record few months ago. Another mistake was getting in the move-in funds with a personal check and giving them the keys before we know the check has cleared. Won't be repeating these mistakes again.

Looking for advice going forward about what I can do to get them out of the home at the earliest possible. Thanks for your help.

If any folks here have used a good, honest and reasonably priced handyman (for smaller jobs like faucet leaks, paint, carpet, landscaping work, etc) and were satisfied with the work done, I would really appreciate the name and contact info.
