From my understanding (not a lawyer), that ordinance has been lifted and there is not limit anymore. The property just needs to have a rental certificate.

Generally speaking, Des Moines doesn't attract a large number of traditional tourists. The majority of our Airbnb guests are here for family gatherings, baby showers, parents visiting kids at local colleges, people attending concerts, or events like the Iowa State Fair. It's more about specific activities or events from what we have found.

Hey Michael, I'd agree with Rick. There are a lot of free options out there. Don't get me wrong, all the content that BP puts out if great and definitely go for it. But I wouldn't say it's 100% nessary.
The tools provider within BP are great resources to utilize. I co-own a short-term property management company. We created our own calculator to analyze deals. Feel free to shoot me an email and I can forward it over to you.
If you live in the DSM area, there is an investor meet-up every Friday morning at Smoky Row downtown and 1 monthly investor meet-up on the 2nd Tuesday of each month. Great way to connect with other like-minded people!

If I have a vacant unit that I think will fill quickly, I make every applicant fill out a free pre-screening application that is a google form. This helps weed out the people who aren't that interested.
Then I will send the application and background check through the PMS system I use called RentecDirect. It'll send out together. Tenants pay for background check. Most range from $30-$50.
