@Tristan Osborne start small and learn the process. I bought my first place at 23 with an FHA loan with only a $7k total investment. I painted it myself and rented the second room to my buddy for what the interest, pmi, hoa, and insurance cost me. Basically I was paying my own principal every month. Other than paint and basic maintenance I didn't do much to the place.
After 3 years I sold my place and took the cash out to buy a multi family and lived in half. I kept growing from there at a manageable rate. I don't think I could have bought the multifamily without having gone through the condo first.

I never got a hold of anyone over there, but I got quotes around $9-10k/floor (separate systems in each) from a few other guys I got from recommendations. I can pass along names if you'd like to PM me.
