I have been a Lifestyles member for about 3 years, been on these boards for a couple of years,, I don't work for Lifestyles, but I firmly believe in the program.
They don't teach you how to 'get rich quick', they don't teach you anything someone with 20+ years in real estate investing couldn't tell you,,but they have all that, including unlimited phone calls to ask questions, for $500 a year first year, and $250 a year after (and usuallly you can extend your membership when a sale is going on)
No "magic' in what they teach, just good investing knowledge from years of investing experience.

I have to admit, i am shocked when i hear someone left owing 3 months rent (or more),, I usually think it was a LL just trying to be too nice,,,but using a PM and having that happen, that is totally unacceptable

I have used hard money several times, then I found a mortgage broker that admitted, I could borrow from anyone, brother, mom, etc, and have the same effect as hard money, a loan was on the property so it was a refinance.
With people in retirement making 1-2% on money, find a friend and give them 1 point and 6 % interest,,they will love you for it, just make sure you can refinance out of it so they aren't 'holding the bag"

if its important enough for you to have your attorney present, unless something else is really pressing, be there.
If a tenant starts lying, you want to be able to address it, not have your attorney say "my client told me that wasn't true"

has anyone noticed when they open the door to see the house for the first time, if its a 'good' house, it is totally clean, the electricity and water are both on.
It's also funny when they say "houses in this area sell in the 140's",,I guess the size doesn't matter to them,, it is good entertainment, but thats what it is.
If I started buying houses to keep others from getting them, I would probable be bankrupt in a short period of time, thats how you get killed in this business

deliver it in person, take a picture of the clock on your car clock and the front fo the house before you do it,,if possible take an audio recording of giving it to them,,,make sure the person is 18, and its better to give it to one of the tenant on the lease (at least that what I prefer doing)
some people will never pick up the mail if something is certified

I've pulled lots of permits without a problem, the only time I had an issue I was fighting the assessment, somehow they found out the garage had bee converted, and in the hearing they showed it to be 2200 sq.ft (which include conversion) instead of the 1800 ft.they had always showed,,,,no permit had been pulled (previous owner had done it, and done a nice job),,I'm still trying to figure out how they knew about the conversion

don't worry about 'age discrimination' for not wanting to rent to people younger, it's not against the law! You have to do so against a "protected group", the only age group that is protected are older people.
My mother lives in one of my rent houses, it my smallest house at 1475 sq. ft (3/2), she says its too big,,so she thinks a house around 1k sq. ft would be perfect, but I would be scared I couldn't rent it out to any families, also being in a safe area is very important, my problem is finding a small house in a nice neighborhood

I'm not sure why your posting a question on the forum, you don't seem to be interested in any responses, on the deal being good or not, or on the mortage fraud you are committing.
Since you know it all, why should we even bother, because the people here are trying to keep you from committing a federal crime on a deal thats not even good,,,,but you seem to know better.
Call HUD and explain what you want to do,,,,see what they say
