Thank you Mr. Dickerson. So by using the 1% or 2% rule I can determent my purchase price to get my real cap rate then use the formula ARV= NOI/Cap Rate to determent the value of the property.

Let me know what you think on this approach. I am working in two different markets, Los Angeles CA and Detroit Michigan. 

I am trying to get a standardize formula I can use to determent the ARV missing the purchase price.

Your thoughts.

Thank you Ms Ripma. I am getting closer with the cost approach. Now I am in Los Angels CA the investment is on the outskirt of the city with very little comps on this size. Normally they are either a duplex or a small apartment building. The 1% rule is a very good tool to determent the value of each unit. 

Do you have a formula I can use to value this and other properties. We are using the BRRRR system and with that the ARV is the most important piece of information for us.

Good morning BP I have a big question:

I am looking for the correct formula to calculate the ARV on a fourplex. I understand the ARV of an income property is calculate as ARV= NOI/ CAP rate. If you need to do this calculation and you have your NOI but you do not have a purchase to calculate your CAP Rate what do you do ? ( I do not want to goggle a Cap Rate for the area where the property is located) what do you do ?

I am looking for a way to calculate manually ARV, in other words I need to know from where the number comes from.

Any help will be highly appreciated.

good morning, I am trying to get a TRUE water meter service for a triplex. All units have individual plumbing. What I come across is most of the companies that provide the submeter billing have a minimum of 25 to 30 units. I need it for a triplex and a fourplex. Any suggestion will be appreciated. I am in Los Angeles California.

On the refinance you have to ensure you have at least 70% of the new appraise value on the deal to be able to get you hard money loan pay off , any other money you put in the deal and some extra cash to be a true BRRRR.

Thank you Immanuel, I am looking at a 6 unit complex. What I am trying to determent is the value of the  property. The units will produce 8400 per month . The acquisition price  is 275k plus a 185K rehab. 

My goal is to determent the value or ARV using the income method for this property. I understand that the neighborhood, condition, and area rental are also part of this valuation.

Any suggestion will be highly appreciated.
