Hi all,
I will be moving to Tallahassee to continue my real estate journey! I bought and rehabbed a small multi in Philly. I operate it as a STR and it has been very successful CoC over 30% for example. I'm in the process of selling it and using the proceeds to invest in FL. I'm looking to buy a few SFH operate them as LTRs. Does anyone have any recommendations for lender contacts in the area? Preferably, a credit union that works with small RE investors. I've calling several CUs but its been hard to get connected with a person.

This is super helpful, Yuriy. I appreciate the feedback! I was going over this thread of yours Documents you have to provide to your tenants in Philadelphia, linking here for other people who are starting their journey of RE investing in Philly.

The expenses depend on the units count and the location of the property. If it is in Philadelphia, you also should add:
- Rental license at $56 per unit per year.
- $500 refuse fee (trash), yearly.
- LEAD certificate/test for each unit.
- If 3 units and more – Fire Alarm certification, yearly.
- If 5 units and more – Private trash pickup contract.
And as Dre mentioned you may be looking for paying some or all utilities depending on utilities design and/or existing leases.

@Charles H. - congrats on the start of your real estate journey. Good question, the 2,000 would be annually, so 167 per month. This is the avg quote cost I got for a small multi family in Philly. Some areas have higher insurance premiums risk like florida has hurricanes, ect. Good luck!
